I do one for you.

x2 - 1 + y2 - 2xy
= x2 - 2xy + y2 - 1
= (x2 - 2xy + y2) - 1
= (x - y) (x - y) - 1
= (x - y)^2 - 1^2
= A^2 - B^2
= (A + B) (A - B)
= [(x - y) + 1] [(x - y) - 1]
= (x - y + 1) (x - y - 1)

This is an example where we do a 3-1 grouping of expressions rather than a 2-2 grouping of expressions.
