note:
XA = AD = DZ

so 2 big triangles make 1 sq

draw a vertical line down from Y to line XZ. this line cuts BC at P.
&
PC = 1/2AD = 1/2 DZ

this means area of triangle YPC is a quarter of area of 1 big triangle
&
area of 1 small triangle is half of area of 1 big triangle
&
area of 1 small triangle is a quarter of area of 1 sq

therefore,
triangle XYZ = 2 sq + 1/4 sq
108 = 2 1/4 sq
&
1 sq = 108 ÷ 2.25 = 48 cm²
