35 units= assumption of total money Kat has.
When it comes to the "2/5 of remainder", you need to subtract the 5 units from 35 units because your finding the remainder(assumption) of Kat's remaining money(30 units).
So, you'll find that the units for the shirts is 12 units. The Units of book is simply
35u-12u-5u=18u
12u is actually 3 shirts. So 1 shirt is 4 units(12÷3)
