The key here is to know what the Remainder theorem posits.
Basically the Remainder theorem posits that:
1) If f(x) is divided by (x-a), the remainder is f(a)
2) If the remainder is zero (I.e. f(a) = 0, then x-a is a factor of f(x).
This is the same as simple division- for example since 12 divided by 4 is 3 and leaves a reminder of zeo, 4 is a factor of 12
